My father is interested in buying a house and have it rented out. He is saying it is a really good investment and we can really get a good sum of money from it. Could you give me any websites that talks about all the things related to investing in real estate? I am curious at all these especially during these hard economic times and money is hard to come by.

Ive been a Real Estate Investor for 10 years & I can tell u that it is not easy but it can be very, very profitable.

T Here r 2 basic strategies of Real Estate Investing

1. Buy And Hold
2. Buy And Sell

Buy & hold is the most common type of real estate investing & yet it can be the hardest if not done right. Having done property management I can tell u it is no walk in the park it is lots of hard work & requires lots of discipline to do it right. Normally I am not a fan of this type of investing but right now in my market I am doing lots more of this as the prices have dropped so low & I can get such a great return on ym money.

Example I just picked up a 3 bedroom 1 bath house 1100 square feet. Last year it sold for $115k I picked it up for $50k plus $15k in repairs puts me at around $65k I am putting a 5% non owner occupied loan on it & my payment is about 40% of what my rent will be. I will clear almost $400.00 positive cahs flow off a single family home.

My strategy here is to hold on to the property for a couple of years until the market levels back out & then I am going to sell it for around $120k Ill make over the life of that deal around $30k to $40k so do not let the newspapers lie to u now is the time to invest that way.

I am planning on picking up 4 or 5 more just like that this next year.

My caveat is that research heavily what u want to do. Join a real estate investment club or find a mentor ur better of splitting a profit with & experienced investor than going it alone.

The second strategy of Buying & selling is greatly showcased by Cable shows like ''Flip That House'' that is also what I do but in a market like this one u need to be really careful the market is flooded with properties for sale & if u do not know what u r doing u can be sitting in a remodeled house for a very long time.

Again I would seek the advice of a mentor or real estate investing group, but make no mistakes about it this market is one of the best markets I have ever seen.

I know personally several investors that r scooping up everything they can get their hands on.

To me, going into real estate is not ''investing'' at all, since it requires a lot of time, effort & knowledge. It is really starting ur own real estate business.

But it is certainly a good one for many people, & now is a good time to buy up good properties, cheap -- if u have a lot cash & really good personal credit.

There're a LOT of real estate gurus who want u to buy their courses. Personally, I would not buy anybody is course or book until after reading what John Reed has to say. His is the best real estate site & material --

Renting is never easy. Where I live there is a gang problem. Never take section 8 tenants, they usually cause endless problems, and damage. If you can not afford the house, without collecting rent for three months, do not do it. Eviction costs $500 and takes three months.
